The planning system treats these people very differently. We do not. The same evidence answers all of their questions. It just gets pointed in different directions.
Parish and town councils
Reading a local plan, responding to a consultation, or working out whether an application is as harmless as it looks. Plain answers, and an honest view of what objecting will and will not achieve. We will also tell you when an objection has no prospect, which saves a great deal of unpaid volunteer effort.
Local authorities
Evidence base work, policy testing and a second opinion from people who spend their time on the other side of the table. We tell you where a position is weak before an inspector does.
Landowners
What your land is, what it could be, and what stands between the two. Promotion where it suits the site, advice where it does not.
Developers and housebuilders
Site appraisal, allocation strategy, applications and appeals. Where the risk sits in a programme, and what it would cost to remove it.
Promoters and investors
Diligence on land and on planning positions, read against how the market and the policy backdrop are moving rather than how a brochure says they are.
Other consultants
Research, analysis and specialist input for teams who need a planning read they can put their name to.
Acting for one side does not make us unusable to the other. What it does mean is that we will tell you what the other side is going to say, which is normally the more useful thing to know.
